How Boca Raton is laid out
The first thing to understand is the east–west split, because it governs price, character and daily life more than any individual neighbourhood name.
East Boca runs from the Intracoastal to the ocean and includes downtown. It is the walkable, higher-priced, older-established part of the city, closest to the beaches and to Mizner Park.
West Boca runs inland along the main corridors and is where most of the city actually lives: gated communities, newer construction, larger lots for the money, the neighbourhood restaurants and the everyday shopping. Much of what people call west Boca is unincorporated Palm Beach County rather than the city proper, which matters for services and taxes.
What it costs
The numbers need care because different sources measure different things, and quoting only one produces a misleading picture.
In Q1 2026, the average list price across Boca Raton was roughly 1,116,000 dollars while the average closed sale price was around 908,000 dollars. Separately, the average home value is put at 575,479 dollars, up 0.7 percent year on year as of June 2026.
Those are not contradictory so much as different measures: list prices skew high, closed sales reflect what people actually paid, and the average-value figure covers the whole stock including condominiums, which make up a very large share of Boca housing.
Downtown is the outlier and the story of the moment. The median downtown sale price has reached 2.1 million dollars, a 100 percent increase year on year, at 944 dollars per square foot, up 12 percent. That is a genuine repricing driven by walkable redevelopment and the arrival of Brightline, not a rounding difference.
Gated communities and associations

Want to walk to dinner and take a train: downtown, at the highest prices in the city. Want the beach: east Boca. Want space, newer construction and more house for the money, and do not mind driving: west Boca. Want schools and family infrastructure: much of west Boca is built around exactly that, close to Sugar Sand Park.
