What Round Rock actually is

The frame first, because people arrive with the wrong one.

Round Rock is a city of 142,053 people (December 2025) immediately north of Austin, in Williamson County — one of the fastest-growing counties in the United States, home to roughly 752,800 residents and adding 25,840 between 2023 and 2024 alone. Dell is headquartered here at 1 Dell Way.

It is a family suburb built almost entirely of master-planned communities, with one small historic downtown that predates all of it. It is not walkable outside that downtown, and it is not a nightlife city. What it is: safe, well-schooled, well-parked, cheaper than the national average, and thirty minutes from Austin.

The mistake that costs people the most money

If you take one thing from this page, take this.

Five school districts serve the City of Round Rock: Round Rock ISD, Leander ISD, Pflugerville ISD, Hutto ISD and Georgetown ISD. The master-planned community Teravista is itself split between two of them.

District boundaries follow neither city lines nor county lines. Listings name desirable districts that specific addresses are not zoned to — usually as an honest error, because the map really is that complicated. Verify the district and the campus for your exact address before you make an offer. See the schools guide.

Money: the Texas trade-off

The numbers are good, with one line to plan around.

Cost of living index 93.5 — about 7.9% below the U.S. average. Housing about 9% below national. Median household income around $99,287. Home values are quoted between $370,000 and $483,630 depending on the source, with Zillow at about $412,831, down 4.9% year-over-year.

But: Texas has no state income tax and funds itself through property tax instead. Round Rock’s effective rate is about 1.45% versus a national median of 1.02%, and the median annual bill is roughly $6,226 — about $3,826 above the national median.

And unusually, renting here runs around 14.5% above the national average while buying runs below it. Model your own situation rather than trusting an index. Full detail in the cost of living guide.

Choosing where to live

Round Rock has no official neighborhood list — it is a city of master-planned communities, split usefully into east and west.

Eastern Round Rock: Teravista, Paloma Lake, Siena, Eagle Ridge, Forest Creek, Vizcaya.

Western and north-western Round Rock (78681): Vista Oaks, Brushy Creek, Mayfield Ranch, Behrens Ranch, Highland at Mayfield Ranch, Sendero Springs, Stone Canyon, Cat Hollow.

Historic downtown is the exception and the only walkable part of the city — small stock, high competition. See the neighborhoods guide.

Safety, stated accurately

A 2025 study ranked Round Rock the 26th safest city in America. Violent crime runs 2.75 times below the national rate and 2.98 times below the Texas average; property crime is roughly average, at 1.10 times the national rate. Estimated cost of crime per resident is $575 against a national $2,178.

The practical adjustment is one habit: leave nothing visible in your car. See the safety guide.

What people wish they had known

The summer is the real adjustment. From June to September, outdoor plans between late morning and late afternoon are not workable. Residents shift life to early mornings and evenings. Winters, by contrast, are mild and genuinely lovely.

The property tax bill. Budget it monthly from day one.

You will drive everywhere. Most households run two cars.

The park is the amenity. Old Settlers Park at 3300 East Palm Valley Boulevard is roughly 650 acres and mid-way through a $151 million upgrade. Use it.

Baseball is the local ritual. Dell Diamond at 3400 East Palm Valley Boulevard, the Round Rock Express, Triple-A affiliate of the Texas Rangers. Berm seats.

The donuts are not a joke. Round Rock Donuts at 106 W. Liberty Avenue has been open since 1926 and is the most-searched thing in the city.

Eat the Indian food. Round Rock’s Indian restaurants carry heavy sustained demand and are far better than the city’s reputation suggests.

Austin is thirty minutes south for anything Round Rock does not do — and it does not do late nights.

The first month, practically

A short list drawn from what tends to go wrong.

Confirm your school district and campus in writing. Five districts, one city. Do this before anything else if you have children.

Set up for the heat before June. Check the air conditioning, buy blackout blinds, and rearrange your exercise to early morning. Arriving in May and discovering August is a rough way to learn.

Get the Old Settlers Park habit. The people who use the park and the Brushy Creek trail settle here happily; the ones who never go wonder what they are paying for.

Go to a ball game in the first fortnight. Berm tickets, a blanket, a warm evening. It is the fastest way to feel like you live here.

Do the donut run once, early. Then you will understand why everyone mentions it.

Learn the I-35 corridor rhythms before you commit to a commute pattern. Round Rock to Austin is thirty minutes or considerably more depending entirely on when you leave.
